    Self-Employed borrowers that take advantage of their business tax deductions can now qualify for a mortgage loan by providing alternative income documentation. Some of the most frequently ask questions regarding this mortgage product offering are below

    1Who can qualify under the Self-Employed Program?
    Only Self-Employed Borrowers who have been in business for a minimum of 2 years or an individual who receives 1099 income for a minimum of 2 years. Business License, Tax-Preparers Letter, or Corporate Paperwork is also required in addition to providing your bank statements.
    2What type of document is required under the P& L only program?
    Under the Profit and Loss (P&L) program, self-employed borrowers have 2 options – (1) a “borrower prepared P&L” and (2) a “CPA prepared P&L.” Under this program, no supporting bank statements are required. This program is designed for higher credit borrowers with sufficient equity in their homes and a higher reserve requirement.
    3What type of document is required under the 1099-only program?
    Under the 1099 program, a 1099 employee can qualify simply with their 1099s. No tax returns are required.
    4What type of documents is required under the Bank Statement Program?
    Under the Bank Statement Program, self-employed borrowers are required to provide at least 12 to 24 months of most recent consecutive bank statements (all pages) coupled with a Profit and Loss Statement of the business that is prepared by the borrower’s accountant. The bank statements are used in lieu of the borrower’s need to provide two years of tax returns, two years of W-2s, and most recent pay stubs covering a one-month period.
    5Under the bank statement program, Are Personal Bank Statements or Business Bank Statements required?
    When evaluating bank statements as it pertains to income and borrower’s ability to repay, an underwriter takes an average monthly deposit over a period of 12 to 24 months. If business tax returns are used, then an estimated monthly operating expenditure is deducted from the average deposits. The amount deducted is usually 50% but can be evaluated on a case-by-case and can be industry specific.
    6Can I refinance and cash-out?
    Yes, you can refinance and cash out as you normally would do under a traditional refinance transaction. A borrower would still need to have satisfactory collateral, and credit, and still, need to qualify under the debt-to-income ratios of the loan program to cash out. Cash-out can be used to meet reserve requirements.
    7Can gift funds be used?
    In purchase transactions, gift funds can be used towards a down payment but 5% must be the borrower’s own funds. For some individuals who have FICO scores above 680 and LTV below 70%, 100% of gift funds may be used towards a down payment, closing cost, and reserves. Loan amount restrictions apply when 100% gift funds are used.
